Terms and conditions for room rental

When completing a booking for rooms at Therapy with Michaela - Shop 4, 532-542 Hampton Street, Hampton, VIC, 3188,  you are acknowledging and accepting the following terms and conditions:

  1. The premises are to be used for business purposes in line with the practices of those prescribed by the subtenants’ service model.

    1. You must hold current professional registration/certification with no encumbrances on your ability to practice.

    2. You must hold professional indemnity and public liability insurance and be covered to provide services at our address.

    3. You are required to update us on any changes and email us a copy of your current documents that cover the period of your bookings. 

    4. The subtenant remains responsible for the conduct of their client group.

    5. The room rental is not transferable to other parties.

    6. All parties understand that this is not an agreement to enter a business partnership or any other joint venture that includes or implies liability for either party’s clinical work or business practice.

    7. Access may be denied or withdrawn at the discretion of the director of Therapy with Michaela.

  1. Rental fees are paid when you make your booking. Rent is inclusive of expenses for broadband internet connection, electricity, and other outgoings associated with the normal running of the premises. Rental rates are subject to annual review. 

    1. One-hour bookings are subject to a two-day (48 hrs) cancellation policy. When cancelling before 48 hrs, the funds can be held as credit to be used against your next booking, or you can be reimbursed. If you wish to be reimbursed, you need to email us at rooms@therapywithmichaela.com.

    2. For ongoing, monthly bookings, the first monthly rental fee is paid at the time of making the booking, and the following months are paid on the 15th of each month via bank transfer, subject to a written 28-day cancellation policy. 

  1. Rooms are as is; no changes are to be made to the furniture or decorations.

    1. You are requested to leave the room in the same condition that you found it. Furniture to remain as is. No items are to be removed from the rooms.

    2. In line with our neurodiverse-friendly policy, no perfumes, air fresheners and other fragrances including scented cleaning supplies or candles, can be used at the premises. Please be mindful of the perfume/cologne you are wearing. 

    3. The subtenant agrees to rectify any damage or breakage other than reasonable wear and tear during use of the office facilities, furniture, and equipment that is caused by the subtenant or their client group. Any damage needs to be immediately reported to us, via rooms@therapywithmichaela.com and pictures of the area of concern need to be attached.

  1. The subtenant agrees to replace any missing materials (books, furniture, equipment etc.) if these go missing during use of the consulting room. Books and other resources may not be loaned to clients. All resources for hire, including manuals, must not be removed from the premises.

  1. No confidential client data can be stored at the premises - the lockable storage can be used only for non-confidential material. Please note that the lockable storage is a shared facility for subtenants, and Therapy with Michaela does not hold any responsibility for items stored there.

  1. The subtenant agrees to be responsible for the office keys required to gain entry to the premises. In the event of a key being lost, the subtenant agrees to pay costs associated with the issue of replacement keys ($100 per set of keys). The keys are to be returned upon termination of the Agreement. A fee of $500 will be charged for failure to return the keys.

    1. To prevent anyone from locking themselves out, please ensure you do not remove the key from the key locker.

    2. In case of locking yourself out and no one else being available to open the door, you agree to cover the cost of a Locksmith and any further related repairs to the door and lock.

  1. The subtenants are only allowed to access the premises (reception area, kitchen area) for a period of 30 minutes prior to and 30 minutes after their room booking.

  1. Rooms need to be vacated 5 minutes before the end of the booking to allow for a smooth transition with the following practitioner.

  1. Opening procedure

    1. The key for the entry door is located on the left side near the stairs in the key lock box. Please use the code provided in your booking confirmation email to open and close the lockbox. The key is to be in the lockbox at all times; upon opening the doors, put it back into the key lock.

    2. When arriving in the waiting room, the Blue key (kitchen, rooms 1&2) and green key (reception) are in the first aid cupboard above the coffee table.

    3. Use the signing board in the reception area to indicate if you are in, out or will be coming back from a break. The last person signing out is responsible for closing the office (as per the closing procedure).

    4. Rooms 1&3 need the central heating and cooling system to be activated for airflow. A temperature is set; please do not change it. This is next to the stairs on the left side.

    5. We ask you to put only paper in the bins in the consulting rooms; please do not dispose of any food must be disposed of in the kitchen area —liquids to be emptied into the sink.

  1. Closing procedure

10.1. Please clean used glasses and cups in the sink and put them into the cupboards. Replace used glasses.

10.2. Kitchen to be clean; do not leave any dishes in the sink; everything has to be put back dried in the cupboards, except water carafes can be left on the counter space (water in carafes is being used to water plants)

10.3. Leave the door to rooms 1 & 2 open

10.4. If you used room 3, please lock it

10.5. The air con is to be switched off if used, and the windows are to be closed if opened.

10.6. Central heating and cooling system to be switched off

10.7.Use the signing board to mark yourself out

10.8. Doors to reception and kitchen to be locked

10.9. Music to be switched off

10.10. All lights to be off

10.11. Lock both locks on the entry door.

Michaela's working days are Monday till Thursday, 9 am - 5 pm. You can email to schedule a call if you need to discuss anything non-urgent. If Michaela is not reachable on 0415 114 629 please email at rooms@therapywithmichaela.com. Michaela generally replies within two business days. Her voicemail will indicate if she is on leave.
